Online property marketing is the best way to market your customer’s property. This year there has been an enormous growth in the number of people searching for property online. Put simply, viewing your future home online is a much better experience than the old way of searching through tiny ads in a newspaper.
For agents, knowing how to market a property online is crucial. It can make all the difference between winning a vendor’s confidence – and of course finding the right renter or buyer!
Once you have won the opportunity to market a property, your role is to ensure it stands out from the rest in the market and attracts the attention of the millions of people now searching online.
We provide the 10 most powerful online marketing tips here for you:
Tip #1 Advertise ALL your listings on ALL major property websites. It reduces your reliance on one site and it’s much cheaper than print advertising.
Tip #2 Ensure your listings are real. Dummy listings just serve to irritate consumers and tarnish your reputation - and using dummy listings is now against the law!
Tip #3 Make sure all listings have complete details. Buyers and tenants will contact you based on what they see online.
Tip #4 Have the best or most distinguished photo displayed alongside your listing. Buyers and tenants will be enticed to call you based on what they see on the search results
Tip #5 Spend time to familiarise yourself with popular social media such as Facebook, LinkedIn, YouTube and Twitter. Ensure these accounts are actively managed and updated as these free channels build your network and maximise your exposures at no cost.
Tip #6 Besides collecting telephone numbers, build a database of buyer and seller email addresses to create an effective email marketing campaign.
Tip #7 Create your own website (or use the one provided by iProperty.com.sg when you take up a subscription) to house your listings and drive traffic to the site by promoting it wherever possible. Make your site informative and lay your content in an easy to read manner eg. using bullet points to summarise key features of the property instead of structuring them in paragraphs. Use simple language and make your home page interesting with minimal distractions.
Tip #8 Try starting a blog to promote your expertise as a housing adviser in a certain estate or district. Avoid marketing-type content which readers are like to dismiss. Your opinions on price and purchase trends, updates on new developments or launches, as well as recommendations on the best property investments would set you apart from other agents. By proving your expertise on a blog, you'll generate a loyal following thereby getting more calls from qualified buyers and sellers and co-broking referrals from agents who got to know you through your blog.
Tip #9 When trying to get the seller to give you an exclusive listing, remember to stress the fact that you are a subscriber to a host of several property listing websites in order to convince them that you will market their property to the widest property audience.
Tip #10 Finally, make sure you stand out from the crowd - as a respected and professional agent - and ensure the property you are marketing looks great. Future buyers and sellers will notice how you present properties. It is a sign of your professionalism.
